Living in Easton Park, Austin: A Local's Guide

I have had listings in Easton Park, including a home on Looksee Lane and a lease on Norah Drive. Here is an honest account of what living here is like, with every number tied to a source you can check.
Where It Is and What It Is
Easton Park is a master-planned community in southeast Austin, developed by Brookfield Residential. The main way in is near McKinney Falls Parkway and William Cannon Drive, and McKinney Falls State Park sits right next door.
It is still being built. Brookfield has been developing it in phases for years, and in one drive you will see finished streets, model homes, and graded lots. That matters in two ways. If you buy here, construction around you is part of the deal for a while. And when you resell, you will be competing with new builder inventory, the same dynamic I wrote about in Manor.
The Homes and the Builders
Most of what you will find is newer construction, from smaller lot homes up to larger traditional floor plans. The community's own site currently lists eight builders: Brookfield Residential, David Weekley Homes, Highland Homes, Newmark Homes, Pacesetter Homes, Perry Homes, Taylor Morrison, and Tri Pointe Homes.
Prices move with each phase and each builder, so I am not going to put a number here that will be wrong in a month. Ask me for the current resale comps and I will pull them for the street you are looking at.
Same advice I give everywhere with new construction: the base price is the least useful number in the sales office. Ask what the lot premium is, what is actually included, and what the builder will put toward closing costs or a rate buy down.
The Union, Trails, and McKinney Falls

The center of community life is The Union, the amenity center. The community lists a resort-style pool, a club-style fitness facility, a game room, and a yoga lawn. On a summer afternoon the pool is where you will find a lot of the neighborhood.

Beyond that, it is parks and trails. The plan calls for a 13.1 mile trail system and more than 350 acres of park space when the community is finished, so some of that is still to come. If you have a dog, you will like it here.
And then there is McKinney Falls. Having a state park with swimming holes and hiking trails a few minutes from your front door is not something many Austin neighborhoods can offer.
Getting Around
Easton Park is a southeast Austin commute, so here is the honest version.
- The airport is close. Austin-Bergstrom is a short drive, which is a big plus if you travel for work.
- Downtown depends on the hour. Off peak it is an easy drive. At rush hour, US 183 and I-35 decide your morning.
- SH 130 and US 183 give you options north and south without going through the middle of the city.
Before you buy, drive your real commute at the real time you would leave. Once on a weekday morning tells you more than any map.
Schools, Taxes, and HOA Dues
Easton Park is in Del Valle ISD. The community lists Newton Collins Elementary, Ojeda Middle School, and Del Valle High School. School assignments can change as new campuses open, so always confirm by address on the district's boundary tool.
On taxes: Easton Park sits inside the Pilot Knob Municipal Utility Districts (MUD 2, 3, 4, and 5), and the MUD tax is added on top of the city, county, and school rates. The community's own FAQ puts the total rate between about 2.58% and 2.70%, depending on which MUD a home is in. Rates are set every year, so I always get the total rate for the exact address in writing before a client makes an offer.
HOA dues for the master community are listed at $75 a month. Some sections pay more in total: $115 a month in Union Park East and West, and $199 a month in Nelson Village.
The Honest Trade-Offs
What people love:
- Newer homes with modern layouts and less deferred maintenance
- The Union, the pool, and neighbors who actually use them
- Trails, dog-friendly streets, and McKinney Falls next door
- Easy access to the airport
What to think about:
- Ongoing construction for the next several years
- Competing with new builder inventory when you sell
- A commute that can stretch at peak hours
- A total tax rate with a MUD on top, which you need to check address by address
